The “CITIC Urban Development Shenzhen Dongjiaotou Project (tentative name) Planning and Architectural Concept Design International Competition” undertaken by CITIC Urban Development and organized by Shenzhen Urban Planning and Design Institute Co., Ltd. has been officially launched. It is now open to outstanding talents from around the world. Design agencies are open for registration.

The Dongjiaotou project is located in the core area of ​​Shenzhen Bay in the Guangdong-Hong Kong-Macao Greater Bay Area and is an important birthplace of Shenzhen’s reform and opening up. The area is endowed with high-quality resources such as “mountains, seas, rivers, and bays” and is close to the Shenzhen Bay Port and Shenzhen Bay Bridge. It will be built into a Shenzhen-Hong Kong gateway that prioritizes ecology and coexists with mountains and seas.

Project location indication

The project is located in Shekou Street, Nanshan District, Shenzhen City. It is located at the southern end of the Shenzhen land plate and is an important urban node on the Shenzhen Bay coastline. The site is adjacent to mature residential areas such as Emerald Coast and Aocheng Garden to the north, Shekou Mountain Park to the west, the Shenzhen Opera House, one of Shenzhen’s iconic basic public cultural facilities, to the south, and the Shenzhen Bay Port to the east. , across Wanghai Road, you can overlook Shenzhen Bay and Hong Kong.

In accordance with the requirements of higher-level urban design control, this international competition carried out the overall planning and design of two plots of land, and carried out conceptual design of individual building units for each business type, clarifying the basic building placement and functional layout, as well as the transportation inside and outside the site and the individual building units. organization, and the overall architectural skyline and facade image of the project. The conceptual plan will serve as the design basis for approval and construction requirements after the later design integration and deepening.

The design scope is shown as the red line, bounded by Shekou New Street to the north, Wanghai Road to the south, Zhongcheng Road and Houhai Avenue to the east and west respectively, including K709-0003 on the west side and K709-0004 on the east side . The total land area is 108821.04 ㎡, and the total construction area is 396085 ㎡. It is a large-scale complex covering a variety of business formats such as 268235 ㎡ residential, 43650 ㎡ commercial, 40000 ㎡ hotel and 25570 ㎡ office.

Registration requirements

This international competition adopts the competition method of “directed invitation + open solicitation” to select 6 design agencies (consortium) to carry out the international competition. Among them, 2 well-known design institutions with outstanding achievements were invited in a targeted manner; at the same time, 4 design institutions (consortia) were selected through a global open solicitation of creative designs , and a total of 6 entered the design competition stage.

Directed invitation: The list of the two identified design agencies is as follows (in alphabetical order of the design agencies):

Open collection: Registration begins after the competition announcement is released. Registration requirements are as follows:

( 1 ) There are no qualification requirements for the open solicitation. Domestic and foreign institutions can sign up to participate. Registrations from individuals and combinations of individuals are not accepted;

( 2 ) The organization applying for the competition must have independent legal personality, partnership or other organization. The person in charge of the organization must be the same person or different organizations with holding or management relationships. They must not register for the competition at the same time;

( 3 ) Institutions in China must have a legally registered and valid business license;

( 4 ) Overseas (including Hong Kong, Macao and Taiwan) institutions need to provide an enterprise registration certificate issued by the competent government department of the country (region) where they are located;

( 5 ) This project allows consortiums to participate, with no more than 2 consortium units. The leading agency and respective responsibilities of the consortium must be clearly defined in the consortium agreement. Each member institution that forms the consortium is not allowed to participate alone in its own name. You are not allowed to join other consortiums in this project at the same time;

( 6 ) The chief designer has experience in at least one large-scale complex urban complex project that has been completed in first-tier cities in the past five years ( from January 1 , 2018 to the present) ; the design agency needs to have no less than three projects worth more than 400,000 Performance of large-scale commercial office project complexes and international brand hotels completed (or under construction) in first-tier cities above ㎡;

Contest prize money

The scheme review committee will review the scheme design results submitted by 6 design agencies. The design agency (consortium) will receive the following competition awards:

Winning Prize ( 1 winner): Receive a bonus of RMB 4 million (tax included)

If the winning design agency (consortium) obtains the design implementation rights in the subsequent design stage, it will not receive this part of the bonus and directly sign a design contract with the organizer; regardless of whether the winning design agency (consortium) obtains the subsequent design implementation rights, it shall be responsible Optimization and integration of the urban design of the two plots K709-0003 and K709-0004 to guide the subsequent program design of the two plots;

Preferred Award ( 1 person): receive a bonus of RMB 2.4 million (tax included) per person;

design fee

The winning design agency will make quotations based on the work content of “general consultant for curtain wall design of commercial, office and hotel building structures + special design of residential facades” by plot and business type. The upper limit of the design fee is tentatively set at RMB 68 million (tax included), of which The upper limit of the design fee for the K709-0003 plot is tentatively set at RMB 20 million (including tax), and the upper limit for the design fee for the K709-0004 plot is tentatively set at RMB 48 million (including tax). The organizer will conduct business negotiations with the winning design agency in accordance with the relevant national charging standards, and finally sign contracts with different land development entities based on the actual negotiated design content and price.
